THE MESSAGE
Who is a Christian?
A Christian is anyone that is living in accordance to the teaching of Jesus Christ.
What do we mean by tenancy?
This is where we live, either a place where we rented or a place we own
Roman 14 vs.19, Psalm 133 vs 1
The emphasis is how Christians can live together in peace, towards achieving one goal and the goal is for us to be able to live in peace.
In the environment where we live, do we live in peace?
That is a question we need to ask ourselves.
There is serious emerging issues of how Christians have a challenge in living in peace.
Under the law, if you fail to pay rent, the landlord should give you 7 days notice, the moment your rent is due for renewal and you did not pay. But you can be given six month notice if your rent is almost due.
There is no way a man can live on his own . For us to be successful in life, we need to do so many things with people who believe in what we believe and what we don't believe.
You must allow a man who is angry to speak, that is where you will know where the problem is.
There are some words we speak when we are angry that can infuriates the person you are talking to and the person can overreact.
Our thoughts cannot be heard unless being pronounced.
As human, when we sit or move, many things minister to us. At times we need to be very careful
because it is difficult to live peacefully
At times we don't know our right or duties
The rights of Landlord and tenant
Ignorance is not a defense, so it is better to equip yourself with the right knowledge of knowing your right as a tenant or a landlord.
Rights of Tenant
1) Right to a written agreement i.e. tenancy agreement which states clearly the terms of living and the duties of both the tenant and the landlord. It is always difficult to know whose obligation it is to do something when there is no tenancy agreement.
2) Right to payment receipt. You are entitled to receipt which is an evidence of payment.
3) Right to exclusive possession i.e. The tenant has right to sole usage
4) Right to a valid quit notice.
Rights of a Landlord
1) Right to receive and collect rent
2) Right not to renew a tenancy.
NOTE: If you want to sign any agreement, you need to read it and seek the opinion of those who is able to interpret the terms and conditions.
3) Right to not issue quit notice
4) Right to enter the tenanted place. The landlord can enter the tenanted place but with prior notice.
5) Right not to reimburse the tenant i.e. if landlord doesn't give you the approval to fix a part of the house, then don't. If you want to fix a part of the house, ensure you write on a paper that you are going to fix an affected area with a reimbursement in mind, either in cash or as part of your rent and let him sign.
*Unbridle tongue *
What we say with our tongue can either make or mar our situation.
How do we use our tongue as a Christian. The unbridle tongue is the tongue that lack control.
It is an unbridle tongue that will curse another person. Bridle tongue does not curse
Bridle tongue does not make negative confession
Unbridle tongue are talkatives
Bridle tongue does not speak profanity
Bridle tongue has open doors of opportunity, but unbridle tongue cause problems.
What do you say with your tongue? When two people are having disagreement, do you help them to make peace or ignite more fire.
Tongue is very powerful, what are we confessing with our tongue. What are we saying into the live of others?
Be careful with the way you use our tongue. Life has phases.
What you don't want third party to hear , then don't say it?
If you process something and it is not clear to you, seek God's face rather than use unbridle tongue . The power of tongue is powerful and the way we use our tongue really matters.
Questions and answers
Question: I rented an apartment through an agent, I paid the agent. And the landlord took me to the lawyer to collect the tenancy agreement, then the lawyer asked me to pay, although I paid but I felt cheated because I wasn’t the one that requested for the lawyer’s service. Please is the right under the law?
Answer: A lawyer is a person who act as a representative for either the landlord or tenant. An agreement is what is prepared by the lawyer which is to be paid for by the tenant
Question: Can landlord increase rent annually?
Answer: The increment should be within the scope of the value. The increment shouldn't be arbitrary and if it is, then the tenant should move out.
Question: Is it right for landlord to increase rent yearly?
Answer: Yearly increment is arbitrary, the moment you notice such arbitrary increment, you need to move out or find your permanent site.
Question: How can we handle our emotions when we take someone to the police station but realized the case might lead to prison for the offender but because of the mind of Christ in us, we withdrew the case which might come back to hunt us
Answer: It's depends on the matter. People take undue advantage of your simplicity. So when it is done, you can forgive when led, or go to court.
Question: How can we correct the mindset that whenever we pray, we need to shout thereby disturbing the neighbors and when they complain, we say they are the one in charge of our problem
Answer: Prayer to God is personal. Don't let your screaming or shouting in prayer affect others.
Question: How do one handle being accused wrongly?
Answer: You don't say anything wrong against another if you don't have facts. If you have any issue against another, you must report. Let there be fair hearing. It is always good as a Christian to ask another depending on the circumstances of the person.
